In this newly established role as Vice President of Property Operations at ONE Club Gulf Shores, you will lead the entire operational team and play a key role in shaping both the day-to-day experience and the long-term strategic direction of this growing community. You’ll report directly to Dwayne Wright, the on-site Chief Financial Officer, and maintain a dotted-line relationship with Dan Palmier, the Chief Executive Officer.


Key Responsibilities:

  • Direct daily operations of a multiuse property portfolio, including residential and retail/commercial spaces.
  • Build and lead a high-performing, hospitality-focused team by providing strategic leadership, coaching, and performance management. Attract, retain, and develop top talent to ensure operational excellence across all departments.
  • Drive the financial performance of the portfolio by developing and executing annual operating budgets and capital plans aimed at maximizing Net Operating Income (NOI), rent growth, and resident retention.
  • Spearhead innovative marketing and leasing strategies to achieve and exceed property goals for occupancy, rent growth, and resident retention, ensuring ONE Club remains a market leader.
  • Review financial, operational, and compliance reports regularly with department leaders, developing action plans to address gaps.
  • Ensure strict compliance with regulatory requirements, resident certifications, safety standards, and company policies by directing audit preparation, physical inspections, and regulatory reviews in collaboration with Compliance and Facilities teams.
  • Conduct routine site visits and property inspections to uphold brand standards, safety, and curb appeal across the community.
  • Support capital projects by monitoring progress within budgetary limits and partnering with UC Funds leadership.
  • Champion resident engagement and satisfaction through community events, communications, and renewal programs, while responding promptly to escalated resident, owner, or community issues, including emergencies and crisis situations.
  • Develop and nurture vendor and contractor relationships, negotiating agreements and ensuring quality service delivery.
  • Assess market trends and portfolio performance, providing actionable recommendations and timely reports to ownership and executive leadership to optimize competitive positioning and growth opportunities.


Job Qualifications:

  • Bachelor's degree in a relevant field or equivalent experience, CPM, MPM, ARM or similar industry designation strongly preferred.
  • 10+ years of residential property management experience, including a minimum of 7 years in a senior management position.
  • Proficiency in navigating community management software, to include Microsoft Office and Yardi.
  • Experience managing luxury, residential and commercial/mixed use assets.
  • Proven ability to supervise staff, manage day-to-day operations, solve problems, and communicate effectively while maintaining strong organizational and time management skills.
  • Extensive technical knowledge of building operations and maintenance, combined with expertise in marketing trends, budgeting, reporting, and financial management.
